Sizing: what tonnage means, and why bigger isn't better

"What size do I need?" is the question the cost table above can't answer alone. The right size comes from a load calculation โ€” commonly called Manual J, an ACCA (the contractor trade association) standard weighing square footage, insulation, windows, and climate โ€” not from matching the tonnage of the unit already installed.

Oversized

Cools fast, then shuts off before it removes enough humidity โ€” short-cycling. Result: a clammy house, more wear from constant starts, higher bills despite the bigger price tag.

Undersized

Runs almost continuously and still can't hit the setpoint on extreme days โ€” higher bills from constant operation and a shorter equipment life.

SEER2 efficiency: does paying more pay off?

Since January 1, 2023, cooling equipment is rated on SEER2 (a lab-tested efficiency rating โ€” higher is more efficient). Federal minimums are 13.4 SEER2 in the North and 14.3 in the South/Southwest for central AC; heat pumps must also hit HSPF2 (the equivalent heating-mode rating) of at least 7.5. 2026 update

In May 2026 the EPA removed the January 1, 2026 installation deadline for equipment made before January 1, 2025. Existing R-410A inventory can still be installed until stock runs out โ€” the manufacturing and import ban stays in place.
