How long do tile roofs last?+
Concrete tile roofs last 50 years or more. Clay tile roofs last 75–100 years or more. The tile itself often outlasts the underlayment, which needs replacement every 20–30 years (the tiles are removed, underlayment replaced, and tiles re-set). This mid-life underlayment replacement is a significant cost to budget for with tile roofs.
